Wardman Park

The Wardman Park development is a new complex of luxury residences in  Washington, DC, located in the Woodley Park area of DC. The neighborhood is in the Northwest part of the city and home to the Smithsonian’s National Zoo. The project was a redevelopment of a large Marriott hotel property. The hotel was demolished during 2022 and 2023, and the Wardman Park project began construction subsequently.

The 9.2 acre property features two residence towers with 860 apartments and park-like grounds, largely built on top of a parking garage, that include outdoor fitness areas, pools, children’s playgrounds, dog parks, party rooms, and community green space. In addition, there are several green roof areas throughout the property. The lushly planted grounds were created using rooflite certified green roof media. The project is seeking LEED gold certification.

The location of Wardman Park is unique, as it sits at one of the highest elevations in the city, providing exceptional views of the Washington, DC, including the Washington Monument. It’s also located near the Metro and provides easy access to the city and all it has to offer.

rooflite provided its certified green roof media for the sprawling project. Over a one-year period from 2024 to 2025, rooflite delivered more than 4000 cubic yards of its media to the project in 118 bulk deliveries. The specific products included are rooflite intensive, rooflite intensive base, and rooflite drain.

The on-structure soil installed for the green roof areas spans 43,000 square feet. The project features a large number of plants, including 57 trees, approximately 1,150 shrubs, and approximately 5,600 perennials.

The location of the property was a unique challenge for delivery of media because it’s nestled in the middle of a highly residential area. With limited areas to store and unload the media, there had to be a high level of logistics coordination with the on-site team on each delivery day to ensure the media was available when needed.
